The formula uses land, not indoor space
The monthly CAM calculation uses the land area multiplied by the stated rate of THB 6.50 per square metre. Villa floor plans have separate indoor, outdoor and total area figures; those are not the area used for this calculation.
Use the land area shown for the plot rather than the size of a bedroom, terrace or built villa.
Find the figure for your chosen plot
Individual plot areas and their monthly CAM figures are provided in the downloadable price list. Complete the enquiry form with your name, phone number and email address to access it.
Different land areas can produce different management fees, even where the villa layout is the same. Ask the sales team to confirm the current charge for the option you are considering.
Coverage and payment questions
The source names daily trash disposal, 24/7 security and common area cleaning. Confirm the invoicing schedule, start date, payment method and any estate rules in writing. The brochure does not specify a complete procedure for future fee changes.
Do not interpret the word management as including every private villa service. Ask separately about housekeeping, gardens, pools, utilities and any rental programme charges.
CAM is different from the sinking fund
The document separately lists a one time sinking fund of THB 100 per square metre of land. That should not be added to every monthly CAM bill. Keep the sinking fund, meter deposit and monthly management fee as separate lines in your purchase and ownership budget.
