CAM means common area management. The supplied 2026A schedule charges THB 6.50 per square metre of land each month. The printed price tables show the monthly figure for each listed plot.
The formula uses land, not indoor space
For plot 30, the source lists 550.80 m² of land and THB 3,580.20 monthly CAM. Multiplying 550.80 by 6.50 reproduces that printed amount. The Type A villa floor plan has its own indoor, outdoor and total area figures; those are not the area used for this CAM calculation.
Use the land area shown for the plot rather than the size of a bedroom, terrace or built villa.
Examples from the supplied tables
The four Type C plots priced at THB 12,550,000 do not have identical CAM fees: plot 39 is THB 3,029.00, plot 40 is THB 3,026.40, plot 40A is THB 3,023.80 and plot 41 is THB 3,005.60 per month. Their listed land areas differ.
Plots 43, 44 and 45 also demonstrate the effect of area: 600.00 m² gives THB 3,900.00, while 600.40 m² gives THB 3,902.60.
Coverage and payment questions
The source names daily trash disposal, 24/7 security and common area cleaning. Confirm the invoicing schedule, start date, payment method and any estate rules in writing. The brochure does not specify a complete procedure for future fee changes.
Do not interpret the word management as including every private villa service. Ask separately about housekeeping, gardens, pools, utilities and any rental programme charges.
CAM is different from the sinking fund
The document separately lists a one time sinking fund of THB 100 per square metre of land. That should not be added to every monthly CAM bill. Keep the sinking fund, meter deposit and monthly management fee as separate lines in your purchase and ownership budget.
