The stages in the supplied order

Keep the reservation deposit separate until confirmed
The reservation is explicitly described as non-refundable. The five printed percentage stages add to 100% of the contract, but the document does not explain how the THB 200,000 deposit is credited against those stages.
Ask for that treatment in writing before paying. Do not add the deposit as an extra contract percentage, assume it is refunded, or silently subtract it from one instalment.
Construction timing is not a fixed appointment
The same page describes construction time as 12–13 months. The project information page separately states December 2027 as the project completion date. These statements refer to different things and should not be presented as a guaranteed handover date for every individual plot.
Confirm your construction start, expected completion, inspection arrangements and the exact evidence required at each payment milestone in the contract.
Other stated charges
The document lists shared Land Office transfer fees and expenses at 50/50 between buyer and seller, CAM at THB 6.50 per square metre of land per month, a THB 20,000 meter deposit paid by the buyer and a one time THB 100 per square metre sinking fund. Ask your adviser to check which charges apply to your transaction and request a written payment schedule in the buyer’s name.
