Sivana Hills Running Costs and Ownership Budget

The 2026A document states CAM at THB 6.50 per square metre of land per month, a THB 100 per square metre one time sinking fund and a THB 20,000 water and electricity meter deposit. These are separate from the purchase price.

Separate recurring and one time amounts

A useful ownership budget has different lines for the villa price, recurring estate charges and one time setup amounts. The brochure specifies the CAM formula and identifies a sinking fund payable at handover of the house at the Land Registry. It also says the buyer pays the water and electricity meter deposit.

Do not combine those items into a headline sales price or assume that every future bill is included in the estate fee.

Use the land area of the actual plot

Plot 39 has 466.00 m² of land and a printed monthly CAM figure of THB 3,029.00. Plot 25 has 565.20 m² and a monthly CAM figure of THB 3,673.80. Plot 38 has 737.20 m² and monthly CAM of THB 4,791.80.

Those figures are quoted from the price tables, not estimated from villa floor area. Where you compare two plots, use the same monthly or annual period for each.

What CAM covers in the document

The payment terms list daily trash disposal, 24/7 security and cleaning of the common area under the management fee. They do not provide a full annual budget for private villa electricity, water, insurance, private pool care, garden upkeep, repairs or any separately charged services.

Treat those unpriced items as questions for the team and relevant service providers. A blank figure is not a zero cost. Do not describe all housekeeping or all pool maintenance as included merely because a service appears in the facilities list.

Create a comparison you can use

Ask for a written schedule stating each charge, whether it is one time or recurring, what is covered and who pays it. Keep the proposed contract and the latest fee confirmation alongside your chosen plot row. This makes it easier to compare a new Hills villa with a specific resale without mixing different service packages.
