Ask for the equipment specification, installation arrangements, warranty documentation and any approvals that apply to the particular villa.
Pool dimensions and maintenance questions
The inclusion list gives pool dimensions as 4 × 9 metres and describes a saltwater system. The plan schedules list 36 m² pool area. Those figures describe the supplied design, not a priced maintenance contract.
Ask about pool equipment, the operating instructions and the schedule for cleaning and servicing. Confirm which service costs are separate from CAM rather than assuming common area management covers a private pool.
Water storage and pumping
The brochure lists a 5,000 litre underground tank and a high-pressure pump system. It does not provide a water tariff, pressure guarantee or maintenance interval. Request the installed system details and handover instructions for your villa.
The payment terms separately state a THB 20,000 deposit for water and electricity meters paid by the buyer. That is different from a forecast of monthly utility use.
Other service infrastructure
The outdoor list also mentions underground fibre-optic internet wiring and pest-control piping with one year free service. Wiring is not the same as an included ongoing internet subscription. Ask who supplies each service, when it is activated and which continuing fees you would pay.
