The printed Type A plan totals 289.15 m², comprising 155.15 m² indoors and 134.00 m² outdoors. Type B totals 286.54 m², comprising 169.08 m² indoors and 117.46 m² outdoors. Both are shown as three bedroom, three bathroom villas.
Compare the area split, not only the total
The overall printed totals are close, but the indoor and outdoor allocations differ. Type B has more indoor area in the supplied schedule; Type A allocates more to the listed outdoor elements. Those totals include more than enclosed living space, so do not market the total as an indoor floor area.
Both plans list a 36 m² pool. Keep pool, parking, terraces and service spaces in the correct category when comparing the schedules.
Look at daily-use rooms
Type A separately lists a pantry and laundry, and includes a foyer and entrance within the indoor schedule. Type B lists its laundry within the indoor schedule and places an entrance within the outdoor schedule. The drawings and individual room labels are more useful than assuming equivalent room arrangements from the type letter alone.
Ask to see the dimensioned plan for the exact plot and discuss where you would put furniture, how rooms connect and which outdoor spaces you would use.
Compare the corresponding plot prices
The Type A price list starts at THB 14,180,000 on plots 30, 30A, 31 and 32, with THB 14,280,000 on plot 25. The listed Type B price is THB 14,900,000 on plots 43, 44 and 45 and THB 16,170,000 on plot 38.
Those are plot-specific combinations from edition 2026A, not evidence that one design has a universal price premium over the other.
Make a practical shortlist
Compare the design and plot together, including land area, CAM and the contract’s furniture and external-work schedule. Request a viewing or send the two plot numbers you are considering so the team can confirm availability and the correct plans.
