A larger total does not necessarily mean more indoor area
Type D has the larger printed total, but Type C has the slightly larger printed indoor figure. Type D’s schedule includes an outdoor garden, BBQ and a larger listed pool terrace. Avoid comparing total area as though it were only enclosed floor space.
The Type D drawing separately identifies a pantry and pump room. The room schedules show the developer’s categories; the totals here reproduce the supplied plan rather than recategorising spaces.
Where both designs have listed prices
Plots 48–55 have both Type C and Type D prices in the supplied table. Type C ranges from THB 13,000,000 to THB 13,200,000 on those plots. Type D is listed at THB 13,600,000 or THB 13,800,000, depending on the plot.
For example, plot 48 is listed at THB 13,000,000 for C or THB 13,600,000 for D, with the same 506.80 m² plot and THB 3,294.20 monthly CAM.
The entry price applies to a different plot group
The THB 12,550,000 headline is shown for Type C on plots 39, 40, 40A and 41. It is not a Type D price and should not be applied to plots 48–55. Plot 47 has no purchase price in the supplied row.
Ask the sales team to confirm which design is approved and still offered for the exact plot you have shortlisted.
Compare the plans against your own needs
Use the floor plans to discuss the relationship between bedrooms, living areas, pool and terrace. Request the dimensioned version and confirmation of what is included. A visual preference for a layout should be considered alongside its plot location, current quote and expected construction schedule.
